Flat Roof Maintenance
The keys to avoiding headaches and roof emergencies are regular inspection and timely maintenance. Plan to have a professional take a look at your flat roof a minimum of three times per year, more if you have trees nearby, since leaves and debris can clog drains.
During the winter, have your flat roofs checked after heavy snowfall, particularly during a thaw, since ice or snow could be blocking drains causing a buildup of water. While inspecting, we look for signs of "ponding" or standing water - either puddles after a rain or, if it is dry, low areas that are filled with debris. These low areas may need to be built up with rigid insulation and a new surface to ensure a proper flow of water.
We also look for blisters, sections of the roof that feel mushy underfoot. These blisters are caused by water that has penetrated layers of the roofing allowing water to seep through the roof. These areas may need to be cut out and replaced. We pay particular attention to the edges of the roof, where the roof runs into the exterior walls. Since water is often directed along the edges of the roof to a drain, even small gaps in the flashing can lead to leaks.
Finally, we look at the roof surface overall. Is it cracked or "alligatored?" If so, it may require a new application of roofing tar. To extend the life of the roof there are many options and we highly suggest you allow us to have a look at your roof to determine what it may need. Set up your Free Inspection and bid today!
If your flat roof has reached the end of its life expectancy and we can no longer repair it, we can install a new flat roof and initiate a maintenance Program to secure a full life for your roof. - The Renew Team
